The City has: ggcei~ed the appropriate application materials from the Smiths. The granting of the variance Would}crea;te a buildable lot located at PIN R10-32-25-11-0001. The City may Want[to require that any home built on this lot be constructed in a manner to allow the possible future extefision of 171st Lane N.W. to Nowthen Blvd. N.W. This would req~ti,-e 'that the house be eonsu'ueted at least 421 feet from the southern boundary of the lot. Recommendation: City Staff recor/gnends approval of the variance from street frontage requirements with the above listed guidelines.
