We bffe~ the following comments: <br /> <br />1, General: 'The property is zoned R-1 Urban Residential and is proposed to be subdivided <br /> into ~lotg. The proposed development is the second and final phase of Windemere <br /> WoodsY, for ~vhich the phasing plan was approved by the City Council on June 12, 1990. <br /> <br />2. ~~11 of the lots in the 2nd Addition meet the minimum lot area requirements for <br /> the R~I Urban Residential District. <br /> <br />3. Lot B~imenk~ions: The minimum frontage in the urban district is 80 feet or 90 feet on <br /> cornei' i~ts~ ~All lots in the plat meet the minimum lot dimensions. <br /> , ; <br /> <br />4. Streets! Th~ lots will be served by extensions of Neon Street and 142nd Avenue. <br /> <br />5. ~ The development of the lots will require the extension of sewer and water <br /> UtllltleS~ ~ <br /> <br />6. ~ggi. i The general drainage and grading for this plat has been addressed by a <br /> Prelimil[aryiGrading Plan prepared by John Oliver RLS #8194 and dated September 9, <br /> 1988. ',his fplan calls for the collection of storm runoff and conveyance to the adjacent <br /> proteOted W~tland 2-116W southwest of the plat. A permit for discharge into this wetland <br /> must b{ obt~.ined. In addition, a wider 20 foot drainage easement must be dedicated over <br /> the corrfmor/lot lines in Block 2 which will accommodate the storm pipe. A permit from <br /> the wMO m~ust ,,dso be obtained for each of the two discharge locations. <br /> <br />7. ~ A~ grading plan which identifies the first floor and lowest floor elevations for <br /> each lotlmus~ be submiued. <br /> : <br />8.
