MN 55434 <br /> <br />Re: Final Plat Review; Chesmut Hill 2nd Addition <br /> <br />Dear Mr. Peterson: <br /> <br />We are in receipt of your proposed final plat for Chesmut Hill 2nd Addition <br />consisting of Sheet 2 of 2 drawn by Ctmrrier Land Surveyors, Inc. dated received <br />by the City on June 10, 1992. We offer the following comments: <br /> <br />General: The property is zoned R-1 Urban Residential and is proposed to <br />be subdivided into 18 lots. The proposed development is the second phase <br />of Chestnut Hill Addition, for which the phasing plan was approved by the <br />City Council on June 12, 1990. <br /> <br />Lot Sizes: All of the lots in the 2nd Addition meet the minimum lot area <br />requirements for the R-1 Urban Residential District with the exception of <br />Lot 5, Block 1. Lot 5 is approximately 400 square feet deficient of the <br />required 10,800 square feet. It is recommended that the common lot lines <br />within Block 1 be reworked to bring Lot 5 closer to the minimum area <br />requirement. <br /> <br />Lot Dimensions: The minimum frontage in the urban district is 80 feet or <br />90 feet on comer lots. All lots in the plat meet the minimum tot dimensions. <br /> <br />4. <br /> <br />Streets. All streets were installed as part of the Stage I improvements in <br />Chestnut Hill Addition with the exception of a small portion of pavement on <br />the north/south street fronting on Lots 5 and 0 of Block 3 and Lot 6 of <br />Block 2. The developer has agreed to provide a financial guarantee for the <br />completion of approximately 140 feet of street. <br /> <br />Ulililies; The sewer and water utilities were constructed as a part of the <br />Stage I improvements in Chestnut Hill Addition. All lots have sewer and <br />water sen, ice available. <br /> <br />Park Dedicafion. A ' land to be dedicated for park purposes ,,','as done so <br />with the final plat oi' Ci~estnut Hill. In accordance with the development <br />agreement for Chestnut Hill, the park dedication for Chestnut Hill 2nd <br />Addition will consist of a cash contribution in the amount of $215.15 per <br />lot. <br /> <br /> <br />
