Box 547 <br />Anoka, MN 55303 <br /> <br />Re: Final plat Review; Ramsey Meadows <br /> <br />Gilbert: ~ <br /> <br />We ha~,e r~ceived the final plat for Ramsey Meadows which consists of one sheet <br />drawn[by ¢aine and Associates Land Surveyors, Inc. dated received by the City on <br />June 1,15, 1992. We offer the following comments: <br /> <br />1. !:~ The subject property is zoned R-1 Urban Residential. <br /> <br />2. General' The approved preliminary plat consists of approximately 29.5 <br /> !acres to be developed with municipal water and sanitary sewer and <br /> ~ subdivided into 31 single family lots. The final plat proposed at this time is <br /> !for,five lots; the City should be provided with a copy of the proposed <br /> phaking plan. <br /> <br />o <br /> <br />i I_,otiSizes and Dimensions: All five of the lots meet the minimum dimension <br />i req~irements for the R-1 Urban Residential District. In addition, all of the <br />lots[contain a minin'mm of 10,800 square feet of area above the Ordinary <br />r ° [' <br />~ H~gg Water mark. <br /> <br />;Streets: The five lots will be serviced by Fluorine Street and 149th Lane <br />[ N.W. The streets will be improved to City standards. <br /> <br />;Drttinag¢: The intersection of Fluorine Street N.W. and 149th AVenue <br />tiN.W. represent a high point in the street grade. Drainage from Fluorine <br />:StrlJet N.W. flows south into the proposed Sunny Ponds Addition. <br />~Dralnage from the approximate 400 feet of 149th Avenue N.W., which will <br />=,be paved, flows eastward where it can be conveyed to the present drainage <br />icoUrses alongside of the road. The surface drainage from this plat will not <br />ireqtlire drainage structures, as outfalls, however the developer wilt be <br />iexp¢cted to provide all necessau, erosion conu-ol. <br /> <br />:_SPiis. Because of the adjacent wetlands and the requirement for all <br />!buildings to have a finished lot grade elevation of at least 18 inches above <br />the roadway centerline grade, City Staff is recommending that a ~ading <br />?lan be submitted showing proposed lowest floor elevations for all <br />iproposed structures and sediment control during construction. Soil borings <br />:should also be submitted showing depth to groundwater. <br /> <br /> <br />
