CASE <br /> <br /> REQUESq~ FOR FINAL PLAT APPROVAL OF MC DONALD ADDITION, A <br /> I~IINDR SUBDIVISION; CASE OF ROBERT MC DONALD <br /> ~ By: Zoning Administrator Sylvia Frolik <br /> <br />Background:i <br /> <br />Mr. Robert MqDorlald is requesting a minor subdivision to create one 5.0 acre lot and one 49 acre <br />lot from a 54a~cre~ parcel lying south of Trott Brook, east of 166th Avenue N.W. and Variolite <br />Street. The fol!owig' g items are enclosed for your information: <br /> <br /> a) !Site ~ocation map <br /> b) iPr°Oosed plat <br /> o) g? re subdivision plan <br /> d) !CiW:Staff review letter dated April 30, 1992 <br /> e) Cl ,ty; Staff review letter dated June 3, 1992 <br /> f) [Pro~osed development agreement <br /> g) i~Pro~osed resolution for final plat approval <br /> <br />Observation:i: <br /> <br />The properly i8 zoned R - 1 Rural Residential and is proposed to be developed with two single <br />family homes ~ierve~ by on-site septic and well. Both of the lots have a sufficient amount of Class <br />1 so~ls to support an on-s~te septic system. The proposed m~nor subd~msmn is ~n comphance w~th <br />the 4 in 40 ,dfln~itY~ ~egulations. The two lots are proposed to share an access onto Variolite Street <br />that would Iin~upiOith 166th Avenue to the west. The developer is also providing an easement to <br />preserve a cOm~'do~ for the possible future extension of 166th Avenue from the east to Variolite <br />Street. <br /> <br />The Planning ~md ~ning Commission reviewed the plat on May 5, 1992 and recommended fianl <br />plat approval. <br /> <br />The Park and R~ ecrCation Commission reviewed the plat on May 14, 1992 and has recommended <br />that land for th~ T~tt Brook Trail be acquired to satisfy park dedication requirements on the plat. <br />The land dedic~tion~ is substantial and the developer's request that any subsequent park dedication <br />requirement~ for idesubdivision of the subject property is satisfied with cash versus land is <br />reasonable. <br /> <br />Recommendation: <br /> <br />City Staff and~the Planning & Zoning Commission recommend final plat approval of the minor <br /> <br />subdivision; <br /> <br /> CouneB Action: <br /> Motionlto: <br /> AdoPt Resolution #92-05-.__ <br /> <br />Review Checklist: <br /> <br />CC: <br /> <br />granting final plat approval to McDonald Addition. <br /> <br />City Engineer <br />Zoning Administrator <br />Planning & Zoning Commission <br />Park & Recreation Commission <br /> <br />6/9/92 <br /> <br /> <br />
