REQUE~ FOR SITE PLAN REVIEW FOR AN EXPANSION TO THE RUM <br /> [ RIVER HILLS GOLF COURSE CLUBHOUSE; <br /> CASE OF RUM RIVER HILLS, INC. <br />~ : By: Zoning Administrator Sylvia Frolik <br />Background¢ <br /> <br />Tom Ander$°~ Of[Rum River Hills, Inc. is requesting site plan review for an expansion to the <br />clubhouse ac t~he ROm River Hills Golf Course. <br /> [ <br />The following~ten~ are enclosed for your information: <br /> a) ; Si~ location map <br /> b) !Site~plan <br /> c) '. Arc)litectural plans <br /> d) ! Cit~. Staff review letter dated April 9, 1992 <br /> e) ~Proi~osed Site Plan Development Permit <br /> <br />Observation;s: <br /> <br />The existin£'clubh0use structure is 2,392 square feet and the proposed expansion to the clubhouse <br />structure is'~t,~80;~quare feet to both levels. The upper level will be used for dining area and the <br />lower level Wiil beiused for pro shop activities. The deck on the northeast wall will be extended to <br />include the.leith ~f the addition and then wrap around and extend the length of the southeast wall <br />again. Theie.~pa~sion will be wood construction like the existing structure. No additional <br />landscaping o~ ihe [site is proposed and the existing off-su'eet parking area is sufficient to meet the <br />needs resUliinl~ fro~ the expansion. <br />With regard ~ the On-site septic system, there should be certification provided that documents the <br />adequacy of tl~e ex!sting system to handle the increased demand resulting from the expansion. <br /> <br />Special desig~ comiderations will have to be given to the lower level expansion area to avoid the <br />need for ins~!atio~ of an automatic fire sprinkler system. Commissioner Deemer indicated that a <br />sprinkler sy~tl~m fq~r the kitchen area wOuld be highly desireable; however, he acknowledged the <br />Building oi'fi~al sBould have the ultimate decision in whether such a system is required. <br /> <br />Commissioner De{mcr also noted that the clubhouse was not located on Lot 2, Block 6, as was <br />originallY i~de~, It was noted that the golf course owners were in the process of creating an <br />administrafive~Sub~vision to correct this problem. <br /> <br />Recommend~atioh: <br /> <br />City Staff a~nO th~ Planning and Zoning Commission recommend approval of the site plan <br />contingent tlp~pn p~roviding documentation that the existing on-site septic system will meet the <br />demand of th~ expanded facility and submittal of architectural plans signed by a registered <br />architect. <br /> <br />Council Act~on:i <br />Motion to apptove/~leny the proposed site plan for the expansion of the clubhouse at the Rum River <br />Hills Golf Co-' ~t~rse:~ontingent upon compliance with City Staff review letter dated April 9, 1992. <br /> <br />Review Ch~kliSt: <br /> <br />City Administrator <br />City Engine~ i <br />Zoning Administrator <br />Building <br /> <br /> <br />
