We offer the following <br />comments: <br /> <br /> T~e subject property is zoned Planned Unit Development (P.U.D.) and the <br /> p po. e:x~:ansion is for a use which falls within the approved master plan for Rum River <br /> Hills. ~ , <br /> <br /> SetbaCl~s: The existing club structure and proposed expansion are situated a substantial <br /> distanc~ fro~ roads and resldennal lots and setbacks are not an issue for concem. <br /> ~ The clubhouse and surroun&ng golf course is an existing, developed facility <br /> and nO ,~ddi~onal landscaping is proposed with the expansion. <br /> Archit6etUr~aI Standards and Lot Coveraee: The site plan indicates a site area of <br /> apProximately 15 acres. The existing clubhouse structure is approximately 46' x 52' <br /> (2,392 ~ua~e feet) with a wrap around deck along the northeast and southeast walls which <br /> measures agproximately 1,260 square feet. The proposed expansion to the southeast side <br /> of the dtmelure measures approximately 30' x 46' (1,380 square feet) plus increasing the <br /> deck arga by approximately 420 square feet. The proposed total area of the structure is <br /> 3,772 S~lUar~ feet and the proposed total area of the deck is 1,680 square feet for a total <br /> clubh0gse a~nd deck area of 5,452 square feet. This is well within the 35% lot coverage <br /> maXimOm.~ ,he area of the main level expansion will be used to increase the dining area <br /> and theiar¢~ of the lower level expansion area will be used for pro shop activities. The <br /> expanSibn i,~ proposed to be of wood construction similar to that of the existing structure; <br /> this is i~ c°r apliance with City Code requirements. <br /> <br /> Ernvlovees: The site plan indicates that the number of employees on the maximum working <br /> shift i~- ~[ 1; 7~[ in the restaurant and 4 on the golf course. ,. <br /> ~nit~Fac!lities: This facility is outside the region serviced by city sewer and water and <br /> is Curt&htly [serviced by an on-site system. The expanded clubhouse area will increase <br /> demanc on[the septic system. This system should be reviewed by Anoka County <br /> Environ mental Services for adequacy to accommodate the increased loadings. <br /> <br /> <br />
