While curb and gutter in <br />this plan ~',ould not affect the first two benefits to any great extent, it would provide the <br />latter two i benefits. Aesthetics would be of particular interest to the City for an <br />esta~IiShm~nt of this nature. It is staff opinion that the limestone curb will be an acceptable <br />substil tte~o.r concrete, but that curb and gutter also be provided on the east and southwest <br />parkin ;lot!boundaries. <br /> <br />Off ~eet ~.arkjng - Spaces Required: City Code requires 1 parking space for every 3 <br />seats ~: a.x estaurant/drinking area; there are no standards established for required parking <br />space, for Commercial recreational uses. The total occupancy load for locker rooms, <br />storage, g~rages, dining, bar, deck, offices, retail, and meeting rooms is 451. One per 3 <br />eqU .~1512: parking spaces; adding 1 space per employee on the maximum working shift <br />adds~l~ to 1165 spaces. The site plan proposes 265 par'king spaces; this leaves 100 spaces <br />for th*ig011!course use. Seven of the parldng spaces will be designated for handicapped use <br />in acc~ar,ice with the American Disabilities Act. <br />~ City Code requires a 12'x60' loading area at the rear of the principal <br />stmdn.~. No loading area is indicated on the site plan. <br />~ i~l.o lighting plan is indicated on the site plan. Any lighting used to illuminate the <br />site' ~hbuldlbe arranged to deflect light away from adjacent properties and roadways. <br /> <br />D_...~IJI e:.
