We offer the following comments: <br /> <br />Generlal; The property is approximately 72 acres in size, is zoned R-1 <br />Urban Residential and is proposed to be subdivided into 135 lots. The plat <br />is proposed to be developed in 4 phases in accordance with a phasing plan <br />dated received by the City on February 25, 1992. The developer has <br />requested final plat approval of Phase I which consists of 32 lots. <br /> <br />Lof Siz.e$; The minimum lot size in the R-I Urban Residential District is <br />10,800 square feet. All lots in the plat meet the minimum square footage <br />requirements. <br /> <br />LOt Dimen¢0n~; The minimum frontage in the urban district is 80 feet or <br />90 feet on comer lots. All lots in the plat meet the minimum lot dimensions. <br /> <br />Street~, Krypton and Helium Streets are proposed to be constructed in <br />accordance with City standards. Sunfish Lake Drive will be consumcted to <br />MSA standards. <br /> <br />Utilities: The area of Phase I is included in the MUSA. The developer <br />has requested that the improvements be installed by the City. <br /> <br />Pi~rk Dedication, Ail of the property required to be dedicated for trail <br />purposes in the entire plat is done so with the final platting of Phase I. In <br />accordance with the recommendation of the Park and Recreation <br />Commission, a 35 foot wide trail has been provided, with a minimum width <br />of 15 feet being above the Ordinary High Water mark. <br /> <br />~radin~ Plan: The grading plan needs to be modified to include house <br />pad elevations and sediment control during construction.
