The more in- <br />tensely developed area fringes the southeasterly corner of Ramsey. <br /> <br />Federal Highways 10 and 169 are immediately accessible from Ramsey along <br />with State Highway 47. U.S. 10 is a major transportation link to both Minne- <br />apolis and St. Paul. The five industrial parks in the City are located adjacent <br />to Highway 10. Access to Interstate 494 is 15 miles away. <br /> <br />Rolling Hills define the landscape of Ramsey ranging from 850' to 900' above <br />sea level and includes a variety of topography ranging from wetlands and streams <br />to prairie areas and wooded areas. Ramsey is home to several lakes, the most <br />significant ones being Sunfish, Itaska and Eddie Lakes. <br /> <br />Several developments in the southeast corner of the City are served by muni- <br />cipal water and sanitary sewer. The Musa 2000 expansion for Phase I and I1 <br />is confined to the southeast corner of the city. <br /> <br />Industry, commercial development and considerable residential development has <br />occurred during the past years and trends indicate that such growth will con- <br />tinue. There is enough land to accommodate a diverse range of development. <br /> <br />Characteristics of the immediate Area <br />The subject is located in the Urban Service Area where most of the commercial <br />and industrial development has occurred. The Ramsey Industrial Park, pre- <br />dominantly undeveloped is located on the south side of Industry Aenue N.W. <br />The Gateway North Industrial Park located on the north side of Industrial <br />Avenue N.W.and on the west side of Sunfish Lake Boulevard, lies opposite <br />the subject property. <br /> <br />Hunters Hill, a non-sewered residential subdivision of some 30 lots fringes <br />the north property line of the subject.
