Reli 1 Est '
ance Rea ate Services, Inc.

December 2, 1991

City of Ramsey
Planning and Zoning Commission
c/o Ryan Schroeder
15153 Nowthen Boulevard NW DEC - 3 1991
Ramsey, Minnesota 55303

RE: Notice of Public Hearing
Rezone from B-1 Business to RB rural Business

The purpose of this letter is to respond to the above referenced.

By way of background information, we are the Managers and Owners of 14556 - 14560
Armstrong Boulevard (Lot 1-3, Block 1, Hauser Addition, Anoka County, Minnesota).

We are in receipt of the above referenced notice and although we support a unified
zoning code, we are very concerned at the extremely negative impact this change would
have on our Property.

We think you will agree that the commercial real estate market is currently distressed and
commercial tenants are hard to find. Taxes, Property vacancies and operating expenses
are up. Our property can not afford a down zone to rural business that would further limit
the types of commercial tenants currently available to us.

Due to the age of our building, its location and future retail developments it is even more
important that we retain the B-1 business zoning currently in place to avoid vacancies and
remain competitive in the market.

We ask that the city provide us with assurances that our property will receive no negative
impact or further restrict this properties potential tenancy.

Dain Tower · 527 Marquette Avenue South · Minneapolis, MN 55402
612-338-1000 · FAX 612-338-8971
