Chapter 9.21 of the Ramsey City Code <br />establishes a .~2a, u, e~ure setback of 200 feet from the Mississippi River. Mr. Dennis Harper has <br />applied for a ~aria)ce to construct an accessory structure nearer the front property line than the <br />principal stni¢~re On the property at 14390 Bowers Drive. <br />ObservationlS: <br /> <br />Mr. Harper's l; rop~rty is situated on the Mississippi River. The home on the property is located <br />158 feet from. thelfront property line and 175 feet from the Mississippi River. There is not a <br />sufficient ani¢ mt'{f width to the property for Mr. Harper to be able to construct the garage in the <br />side yards. it s nc~t possible to site the accessory structure in the rear yard because it would then <br />encroach onit e Mississippi River setback requirement. (Note: The Mississippi River setback <br />requiremCnt~ i ~er~ adopted in 1975; the home on the subject property was constructed in 1977; <br />there is n° ~ ideate in.the property file that there was a variance granted to encroach the <br />MississipPi ~i er'~etback or that there was even a concern with the river setback requirement. The <br />home on the~p opdfiy is considered illegal non-conforming.) <br />Similar varifies l~ave been granted in the past, some of which were for properties along Bowers <br />Drive.
