The expansion of Danner's Cabinet Shop is proposed to consist of construction of a 2,160 <br />square foot wood and stucco structure to be used for storage purposes. We offer the following <br />comment~: <br /> <br />Zoning: The subject proper'ty is zoned B-1 Business for which manufacturing is not a <br />permitted use. Accordingly, a request for a conditional use permit for the expansion has <br />also been initiated. The adjacent parcels are also zoned B-1 Business and R-I Rural <br />Residential.'. <br /> <br />Lot Coverage: Cit.',' Code limits lot coverage to 35% of the lot area. The subject property is <br />37,400 square feet in size: lot coverage would be limited to 13.090 square feet. The <br />existing structures total 9.961 sauare feet: the proposed structure is 2.160 square feet: the <br />total amount of structure space proposed for the property with the expansion is 11.850 <br />square feet, which is !.240 square feet under the maximum a.liowed. <br /> <br />Setbacks: The proposed lo:.ation of the structure meets the 35 foot front yard and 10 foot <br />side yard setback. <br /> <br />Off Street Parking Spaces: City Code requires 1 par'king space for each employee on the <br />maximum woridng shift: the ~ertificate of Survey indicates ll employees. There is a <br />sufficient amount of blacktop surfacing currently existing on the subject sire to <br />accommodate 11 off-street parksng spaces. <br /> <br />o <br /> <br />LandscaNng: Other than some turf, there currently is no landscaping on the subject site <br />and none is proposed to be established wix the construction of the accessoo, building. <br /> <br />Drainage: Nearly the entire prope~y is covered bv building or is hardsurfaced. The <br />proposed building will be placed on an area which fs presently paved, and therefore no <br />additional runoff ,:,'itl result from this development. The majority of runoff from the <br />existing propert?, ck"a.ins to the shallow ciitchline along Ye eastern side of Quicksilver Street <br />and then south where it empties into the north curbline of 167th.
