CASE #2 <br /> <br />Background:i <br /> <br />:SITE PLAN AND CONDITIONAL USE PERMIT <br />iAMENDMENT FOR DANNER'S CABINET SHOP <br />By: James Gromberg, Project Manager <br /> <br />Mr. Danner, O~wner of Danner's Cabinet Shop located at 16735 Quicksilver Street N.W. has <br />applied to the City bf Ramsey to expand the existing manufacturing facility located on the site. A <br />conditional uS~po~ ~r~'nit is required due to the fact manufacturing is not a permitted use in the B-1 <br />Business DiS'.~cg !and Mr. Danner is proposing an expansion of the presently permitted <br />manufacturing[at tile site. The proposed expansion is for the construction of a 2,160 square foot <br />wood and stu¢{o b¢ilding to be used for cold storage purposes. Danner's Cabinets was originally <br />established on hhe site in 1975 and there is no record of a conditional use permit being issued at that <br />time. It was cgp~nided in 1979 and again, no conditional use permit was addressed. There was <br />another expangion!of the facility in 1984, for which a variance to the rear yard setback was <br />granted. At tile time the variance was discussed, it was noted in the record that the City was <br />hereby granting[ a conditional use permit for Danner's Cabinets, not in fact, but by reference. Even <br />with this cofi{iti0rlal use permit being granted by reference, the facility would require a new <br />conditional us~ permit as this is an expansion of a non-permitted use. The Planning and Zoning <br />Commission ~11 ;be conducting a public hearing on Thursday, October 15, 1992 to consider the <br />site plan and co~ndit~onal use permit. The following items have been enclosed for your information <br />and review: <br /> <br /> a) 3it~ location map <br /> b) iC~ficate of Survey <br /> c) iArchitectural drawings <br /> d) ;R'-eview letter by Zoning Administrator Frolik and City Engineer Jankowski <br /> <br />The EDC should '.n'iake a recommendation to the Ramsey City Council to approve the site plan and <br />conditional us~ permit as proposed by Danner's Cabinets. The EDC may, however, wish to <br />address the fact. of, future expansmns by Danner s Cabinets or possibly moving to a new area of the <br />City that woul,ifl be): correctly zoned for that type of manufacturing.
