Subdivision - Design Standards <br /> <br />storm water disposal is prohibited, in areas where an outlet for storm water does not exist <br />and the developer is unable to negotiate a drainage way with adjacent land owners, he may <br />petition the City to construct a drainage outlet. <br /> <br />9.50.55 Election by city to install improvements. As stated in {}9.50.50 <br />Subd. 6, the subdivider may elect to construct the improvements at his own expense and <br />without City participation in the expense. However, the City reserves the right to elect to <br />install all or any part of the improvements required under the provisions of this title <br />pursuant to Minnesota Statutes, Chapter 429, as amended. If the City elects to install the <br />improvements, the developer shall post a cash escrow or letter of credit guaranteeing <br />payment of the assessments. <br /> <br />9.50.56 Subsurface conditions. The subdivider shall cause tests to be made of <br />subsurface conditions to determine the nature and extent of subsurface soil, rock and water. <br />The location and results of said tests shall be made available to the City. <br /> <br />9.50.57 Sidewalks and pedestrian ways. All sidewalks and pedestrian ways <br />required by the City shall be constructed of a four inch concrete placed on a four inch (4") <br />gravel base. Grades shall be approved by the City Engineer. Sidewalks shall be placed in <br />the public right-of-way one foot from the property line and shall be a width designated by <br />the City. <br /> <br />9.50.57a Construction definition of trail ways. <br /> <br />9.50.58 Public utilities. <br /> <br /> Subdivision 1. In all residential zoned subdivisions, ali telephone, <br />electric and gas service lines shall be placed underground within dedicated public ways or <br />recorded easements in such manner as not to conflict with other underground services. All <br />underground installation of service lines within street fight-of-ways shall be completed in a <br />manner which will not disturb street surfacing. Upon completion of the installation of <br />underground service lines in dedicated public ways, a tracing and two copies of plans and <br />specifications showing the completed installation shall be filed with the Zoning Officer. <br /> <br /> Subd. 2. All utility poles, except those providing street lighting, shall be <br />placed in rear lot line easements where feasible. <br /> <br /> Subd. 3. All underground utility service lines, including water, drainage <br />and sanitary sewer systems which traverse private property, shall be installed within <br />recorded easements. <br />9.50.59 Trunk storm drainage assessments. In all drainage districts in which <br />the City has installed or is in the process of installing trunk drainage facilities, any <br />Subdivision or resubdivision of any lot or parcel will not be permitted until the subdivider <br />pays or agrees to pay the trunk storm drainage charge. The amount of the storm drainage <br />charge shall be the City's cost of the storm drainage improvement plus an increased amount <br /> <br /> <br />
