Case #3 <br /> <br />RECOMMEND PARK DEDICATION FOR MCDONALD ADDITION; <br /> ' ii CASE OF ROBERT AND BARBARA MCDONALD <br /> By: Mark Boos, Parks/Utilities Coordinator <br /> <br />BackgroUnd: <br />Robert McDonald is requesting to develop a minor subdivision, consisting of one 5 acre lot <br />and one 49. a{re lot from a 54 acre parcel. The property is located south of Trott Brook, <br />east of V~olite Su'eet across from 166th Avenue. <br /> <br />Observations: <br /> <br />The minimum park dedication for this minor subdivision would be 3.78 acres (54 acres x <br />.07%) or $7010 (2 dwelling units (lots) x $350). This is based on a density of .037 <br />dwelling uhits per acre. <br /> <br />The City's Pa~'ks and Comprehensive Plan identifies the northerly portion of this proposed <br />minor sub~livls~on as the location of the City's 7 mile Trott Brook trail. The paragraph <br />below fror~ t[~¢ City's Parks Plan describes the purpose and criteria for the trail. The Trott <br />Brook trail~ is [the only trail identified for snowmobile use. The potential conflicts of this <br />multi-use IXai]. necessitates that we not deviate from this "minimum of 100 feet of good <br />usable land", i <br /> <br />Trott BrooK M, ulti-Purpos¢ Trail System <br /> <br />Trott Broc~k, running about eight miles easterly from Elk River to the Rum River, is <br />proposed is r/ne in which a minimum of 100 feet of good usable land be protected or <br />acquired og each side of the Brook for its entire length. This is a great natural feature of <br />Ramsey and should not be exploited by developers or others, but preserved for all the <br />residents tO use. The trails would support hiking, biking and cross country skiing with a <br />separate tmad~ay for snowmobiling.
