CASE <br /> DETERMIr~E PARK DEDICATION FOR FLEISCHER'S 2ND ADDITION; <br /> CASE i0~, jACK MENKVELO, NORTH SUBURBAN DEVELOPMENT <br /> --~, ~.COMPANY <br /> By: Mark Boos, Parks/Utilities Coordinator <br /> <br />BackgroUnd:' <br /> <br />#5 <br /> <br />Mr. Jack Menl~ eld is requesting a recommendation from the Park and Recreation Commission <br />regarding :the t~dedicafion required for Fleischer's 2nd Addition. The most recent sketch plan, <br />dated March lV,'1992, identifies 87 lots within the 47.75 acre plat. <br /> <br />Attached for your ~iew is the following: <br /> <br /> a) $I~ locaaon map <br /> b) Sketch plan received March 12, 1992 <br /> c) ReView letter dated February 25, 1992 from the City Engineer and Zoning <br /> Adfiiinistrator. <br />ObservationS.: :: <br />This urban sub~liv Sion is proposed to be developed with 87 single family homes for a density of <br />1.82 dwelling, itm ts per acre (87 lots + 47.75 acres = 1.821). City Code specifies that the <br />minimum pa2kMe lication for this density is 10% land or in the case of a cash contribution, the <br />greater of $50~0( per dwelling unit or 10% of fair market value. With the exception of a trail <br />corridor plannegl ~ long County Road #5, the City's Comprehensive Parks Plan does not identify <br />the need for a P'rarkin the immediate area. <br />The following item's should be given consideration or be discussed: <br /> <br /> · Th~ 87 unit urban subdivision will certainly contain several dozen children at any <br /> <br /> · .Tho Commission may determine that a tot lot or neighborhood play field is needed <br /> s~tisfy the recreational demands of this subdivision. The proposed park area on <br /> e ~ketch plan received March 12, appears to have a few deficiencies, such as; <br /> ; <br /> /. The entrance to the park is narrower than the City's standard urban trail <br /> ~ corridor width. <br /> <br />The high ground shown on the sketch provides limited park development <br />alternatives. In fact, it may not allow for a typical 75' x 100' play <br />equipment area. <br /> <br />Off-street parking may not always be necessary; however, it is certainly a <br />benefit. <br /> <br />~ediCating Lot 9 or 10, or both, adjacent to the proposed park would address the <br />afor ~mentioned concerns. <br /> <br />The ~ proposed road alignment with Sunfish Lake Drive N.W. should have a <br />des, giaated bike lane in keeping with Wood Pond Hills, directly west of County <br />R0ad#5. <br /> <br /> <br />
