The area to be platted is approximate}y 17 acres and consists of two metes and <br />bounds descri~edliParcels and Outlot A of Gateway North Industrial Park. The property would be. <br />platted into ofl, e l,Ot~ and if approved, Bury and Carlson is proposing to establish their cement and <br />asphalt rubble' pffo~essing facility on the site. Bury and Carlson are also proposing to acquire <br />Outlots B and ~ ~fiGateway North Industrial Park, but these properties will not be brought into the <br />plat, <br /> <br />The following~items are enclosed for your review: <br /> <br /> a) ~ $ilre location map <br /> b) ::ProPosed sketch plan <br /> c) Cii~ Staff review letter dated July 16, 1992 <br /> <br />Observations: ' <br /> <br />The proposed ~ot in the plat meets the minimum area and dimension requirements for the Business <br />Warehouse D~:sffifit. No construction of roads inter/or to the plat are required. The one lot in the <br />plat will receJbe~;access from Jaspar Street N.W. The ponding area on the plat proposed to be <br />designated as ~utli~t A should be changed to 'drainage easement'. <br /> <br />Three sides 6f the old Foster cemetery are encompassed by the plat and the City should be <br />provided access ~tb the cemetery. It is also reasonable to expect that 143rd Avenue would be <br />extended to tile e~st at some point in the future. City Staff review letter dated July 16, 1992, <br />includes recorkm~ndations for a 33 foot wide ouflot along the northern boundary of the plat and an <br />easement fro~ th~inortheast comer of the plat south to the cemetery to provide the City with access <br />to the cemetery..It is proposed that the development agreement for the plat will require the <br />developer to 'deecl~ ithe outlot along the northern boundary of the plat, at no expense, to the City at <br />such time as ','.a becomes necessary to extend 143rd.
