Subdi~sion - Design St_~ndards § 9.50.30 9.50.50 Construction of Improvements Subdivision 1. General conditions. Upon receipt of preliminary approval of a plat by the City Council and prior to Council approval of the final plat, the subdivider shall make provision in the manner hereinafter set forth for the installation, at the sole expense of the subdivider, of such improvements as shall be required by the City, which improvements may include, but are not limited to, streets, sidewalks, public water systems, sanitary sewer systems, surface and storm drainage systems and public utility services. The installation of said improvements shall be in conformity with City approved construct/on plans and specifications and all applicable City standards and code sections. Subd. 2. Basic improvements required i'a-t4~-u~ban area. aa Policy. It is hereby declared to be the policy of the City to, as soon as practicable after approval of the proposed plat, require the installation of all of the following improvements within the subdivision: Stage I Improvements: Major construction items needed to be constructed with a plat prior to issuance of any building permits: (a) Trunk Sanitary Sewer (Llrball) (b) Trunk Watermain { Urtl an ) (c) Trunk Storm Drainage Facilities (d) Source and Storage (Future Water Facilities) (e) Lateral Sanitary Sewer {Urban) (f) Lateral Watermain (Urban) (g) Lateral Storm Sewer and/or Ponding (h) Streets (i) Concrete Curb and Gutter (j) Street Traffic Control Signs (k) Easement Acquisition (1) Lot Grading (m) Trail and Park Development (n) Street Lights Stage II Improvements: Minor and miscellaneous items ,-u ........... required ~~-~"~"'"' ~': ~- homes-arc buit~ prior to acceptance b§ the git§ (a) Inspection (b) Street Striping and Signing (c) Street Sweeping (d) Sidewalk (Optional) (e) Seal Coating (f) Adjusting Water Shut-Off Boxes (llrtlan) (g) Maintenance of Storm Water Sewer and Facilities I I I I I I I !
