The expansion of Danner's Cabinet Shop is proposed to consist of construction of a 2,160 <br />square foot wood and stucco structure to be used for storage purposes. We offer the following <br />comments: <br /> <br />Zoning: The subject property is zoned B-1 Business for which manufacturing is not a <br />permitted use. Accordingly, a request for a conditional use permit for the expansion has <br />also been initiated. The adjacent parcels are also zoned B-1 Business and R-1 Rural <br />Residential. <br /> <br />Lot Coverage: City Code IL-nits lot coverage to 35% of the lot area. The subject property is <br />37.400 square feet in size: lot coverage would be limited to !3.090 squa.re feet. The <br />existing structures total 9.96! square feet; the proposed structure is 2.160 square feet: the <br />totxl amount of structure space proposed for the property with the expansion is i 1.850 <br />square feet, which is !.240 square feet under the maximum ',allowed. <br /> <br />Setbacks: The proposed location of ',.he smacmre meets the 35 foot front yard and 10 foot <br />side yard setback. <br /> <br />Off Sweet Parking Spaces: Cit,,, Code reauires 1 parking space for each empioyee on the <br />maximum working shift; the ~erdficate'of Survey indicates 11 employees. There is a <br />sufficient amount of blacktop surfacing currently existing on the subject site to <br />accommodate 11 off-street paridng spaces. <br /> <br />Landscaping: Other than some t ,u,~, there cu~entlv is no landscaping on the subject site <br />and none is proposed to be established with the construction of the accessory building. <br /> <br />Drainage: Nearly the entire property is covered by building or is hardsudaced. The <br />proposed building wilt be placed on an area which is presentiy paved, and therefore no <br />additional runoff will result from this development. The m~ofity of runoff from the <br />ex/sting property drains to the shallow ditehtine along the eastern side of Quicksilver S='eet <br />and then south where it empties into the north curbline of 167th Avenue N.W.
