That ti,c. ,<;t,_l;icc£ Property is zoned R-1 Single Family Residential, and is located outside the Metropo t itm~ t Jrban Service Area (MUSA). 3. That ~: ~;k'!qect Property is surrounded by properties also zoned R-1 Single Family 4. That ibc ~44~,b~ecl Property i.s approximately 0.86 acres (37,464 square feet) in size. 5. That (ii3, ~'..~(/e rcslricts the Subject Property to a total of 1,488 square feet of accessory builcdng 6. That ii,e: ~'xotdicant currently has 676 square feet of accessory building space on the Subject Prop~.~r~3 (a 117 x 16' shed and a 22' x 22' attached garaged). That tl,t. /\pldicant is proposing to construct a detached accessory structure totaling 1,820 square tcc/(78' x 65') resulting in a total of 2,496 square feet of accessory building space on thc Std,jcc:t t','operty. The result is a 1,008 square foot overage in the 1,488 square foot limit.
