Required Canopy Cover = (Impervious Surface Area/Total Lot Size) x Pervious
Surplice Area

(392,040sq. fl/871,200sq, ft.) x 479,160 sq. ft. = 215,622 sq. ft. of required
canopy cover.

To determine the square footage of canopy cover for an individual tree, the minimum and
maximum spread of a species will need to be determined (these are listed in the Ramsey
Tree Book). Also, the species needs to be identified as either an acceptable or preferred
species in the Ramsey Tree Book.

For example:

Swamp White Oak (Preferred Species): {[(25 + 50)/2]/2}2 x r~ x 0.80 = 884
square feet

Black Ash (Acceptable Species): {[(25 + 45)/2]/2}2 x r~ x 0.65 = 625 square feet

In addition to the R-2 and R-3 Residential Districts, Staff has also noticed that the multi-
family landscape requirements were erroneously repeated in the R-1 Residential District.
This text needs to be eliminated as the R-1 landscaping requirements are simply 2 trees
per lot.. A copy of the edited version of the R-1 landscape requirements is also enclosed
for your information and review.

Recommendation:

City Staff recommends approval of the proposed landscaping amendments.

Commission Action:

Motion to recommend that City Council adopt an ordinance to amend the landscape
requirements in the R-1, R-2 and R-3 Residential districts.

Copies To:

Asst. Community Development Director
Associate Planners

PC: 03/11/04

86
