· h~ relation to parking structures, the latest concept plan takes a lot of liberties in <br /> relocating parking structures. This concept plan raises the possibilities of swapping <br /> the location of the City parking structure adjacent to a potential City Hall from the east <br /> side to the west side. Staff does not see what purpose this serves besides saving costs <br /> for the developer. The relocation of the City parking ramp also seems to be the <br /> rationale for not constructing the parking structure in the northwest quadrant of <br /> Sunwood Drive and Town Center Drive. Staff feels that the City parking structure <br /> should remain on the east side of the proposed City Hall site and additional parking <br /> structures be constructed. (See comments under the first bullet point.) <br /> <br /> · In recent months, the location of the proposed hotel has been shown as being <br /> integrated into the Winter Gardens. This seems to Staffto be very desirable since the <br /> hotel and the meeting space would complement one another very well. The latest <br /> concept plan shows the hotel moved to the northwest quadrant of Sunwood Drive and <br /> Town Center Drive, about a block away from the Winter Gardens. This new location <br /> raises a couple of concerns with Staff; 1) moving the location a block south of the <br /> Winter Gardens appears to make the inte~ation of the hotel and meeting space much, <br /> harder, and 2) Staff is concerned that with no hotel to anchor the Winter Garden, the <br /> whole concept of the facility will go away. Staffwould like to see strong <br /> consideration of moving the hotel back with the Winter Garden. If it is determined to <br /> not be possible, the City must receive a detailed plan of how the Winter Garden will <br /> operate. StalTwould request this information be provided by the City prior to any <br /> final approvals of the hotel location. <br />The above are a few comments that Staffhas at this point of the process.
