SECTION 5: SCOPE OF SERVICES <br />A. TRAFFIC IMPACT STUDY: Based on future landuses indicated in the Appendix, the City would like <br />a traffic impact study conducted to determine traffic forecasts on Bunker Lake Boulevard and <br />Puma Street. The purpose of this information is to determine minimum roadway design <br />specifications for future improvements to Bunker Lake Boulevard and Puma Street. <br />B. FEASIBILITY REPORT: Based on a completed traffic impact study, the City would like a feasibility <br />report completed with a preliminary cost estimate for any required improvements to Bunker <br />Lake Boulevard and Puma Street. The purpose of this report is to establish the feasibility and <br />estimated design and construction costs for completing the required site grading, roadway, <br />sidewalks, stormwater management, trails, landscaping, street lighting, trunk water service and <br />trunk sewer service improvements to support the future business park; and provide a <br />foundation for budgeting discussions among City officials. This report will be based off of the <br />design developed within the preliminary design layout (see step below). Easement and /or right - <br />of -way impacts /needs must also be addressed in the report. <br />NOTE: It is likely, the proposed improvements will be constructed in stages, depending <br />on market demand. Therefore, the feasibility report identified above shall also include <br />costs for individual phases. The City anticipates three development phases. However, <br />this decision will be made with input from the selected engineering firm. <br />C. PRELIMINARY DESIGN LAYOUT: Develop preliminary roadway and intersection design layout <br />based on Municipal State -Aid minimum standards and City of Ramsey development standards. <br />This layout should include preliminary profiles and typical sections for Bunker Lake Boulevard <br />and Puma Street, and show all proposed site grading, roadway, sidewalks, stormwater <br />management, trails, landscaping, street lighting, and trunk water and sewer service <br />improvements, as well as any proposed easement or right -of -way impacts /needs. <br />D. Work with (and advise) City on strategies for infrastructure design. <br />E. Work with (and advise) City on strategies for assessing /paying for required infrastructure. <br />Provide regular activity updates, verbally, to the City's development team, a minimum two times <br />per month <br />G.
