As you are aware this <br />project was issued for bid last fall but not awarded. The low bid was $354,000.00. <br />We made some minor modifications to the Contract Documents to reflect a spring/summer <br />construction schedule and added some bid alternates to maximize the available funds. The <br />Engineer's Estimate was updated in September 2014 to $249,420.00. <br />The low base bid from Constrction Results Corporation is $298,440. The following Add <br />Alternates are available if selected: <br />ADD ALTERNATE #1 (Delete Paint on new walls and add architectural finishes to CIP <br />concrete and CMU walls and pilasters.) <br />(Add the following amount for Alternate #1) $ 28,000.00 <br />ADD ALTERNATE #2 ( Add spray foam insulation to ceiling of enclosed area.) <br />(Add the following amount for Alternate #2) $ 5,000.00 <br />With four qualified General Contractors providing competitive bids, it is our opinion that <br />the low bid represents the current market prices for the reuired labor and material for this <br />project. The buff colored concrete and burnished block would provide a higher level of <br />finish and less maintenance but they add almost $12/ SF. We are recommending moving <br />ahead with the painted finish on the walls. <br />Based on this we recommend the following: <br />• Approve the award of the base bid for $298,440. <br />• Reject Alternate #2 for $28,000. <br />• Approve the award of the Alternate #2 for $5,000. <br />I am available to discuss and to meet with to review this issue as necessary. <br />
