Variances were also granted on May 31, 1983 for <br />Articles 170.037 B.i. and 170.037 C.c. of the City Code. <br /> <br />A public hearing regarding the blacktopping of 157th Avenue N.W. was held on <br />June 14, 1983. Council action following that hearing was to delete the project <br />and it was agreed that the portion of street adjacent to Sorteberg's 2nd <br />Addition would remain unimproved. <br /> <br />Following is a list of comments resulting from our review of the final plat: <br /> <br />1. No address map was prepared as required by Article 170.0310 D.m. of <br /> the City Code. <br /> <br />The proposed plat does not show any park dedication. Therefore, the <br />developer will be subject to cash payment in leiu of park dedication. <br /> <br />The final plat shows proposed ponding area over the north portions of <br />Lots 1 and 4, the northwest corner of Outlot B and the southeast <br />corner of Outlot A. In the preparation of the feasiblity to upgrade' <br />157th Avenue, a low point and an existing culvert was found under <br />157th Avenue at the southeast corner of Outlot B. Therefore, we would <br />recommend that a drainage easement be provided over the southeast <br />corner of Outlot B. Also, ten foot (10') drainage and utility <br />easements should be provided along all lot lines for future drainage <br />from 157th Avenue. -' <br /> <br />civil · municipal ~ planning · soils · land surveying <br /> <br /> <br />
