Mr. Kenneth Peter$on, Chairman

-2-

November 23, 1983

5

Access to the PUD is proposed from S.T.H. No. 47 and Industry Avenue. The
main thoroughfare running through the PUD has been designated as a
Municipal State Aid Street (MSAS). It is proposed this street would carry
traffic eventually from County State Aid Highway No. 5 to U.S. Highway lO.
The City's policies on MSA streets is to limit access and require 50 feet
building setbacks. In the case of a PUD, the policies may be relaxed for
this type of development.

Prior to approval of the preliminary and final plans, the Planning and
Zoning Comission and the City Council should review the findings required
in City Code 170.O14G.

If you have any questions in regard to the proposed PUD, please let us know.

Yours truly,

HAKANSON ANDERSON ASSOCIATES, INC.

PRR/jkw
CC: Zoning Members
Lloyd Schnelle, City Administrator
Bill Goodrich, City Attorney
H & S Asphalt
Rick Foster, John Oliver & Associates
File: RA2:15-9
