THOUGHTS ON TRAPPERS RIDGE DEVELOPMENT

<br />The question arises as to the viability of this development project, given the recent turn of
<br />events surrounding it. While it is unfortunate that it had progressed as far as it had prior
<br />to its current stoppage, it is now necessary to revisit the topic. As we review the original
<br />questions posed by the City Council, it is plausible to conclude that they may now come
<br />to a different conclusion.
<br />The first area to consider is the variance ganted to the City code requiring200 feet of
<br />road frontage. Originally the 66 feet from the 160th access was added to the 105 feet on
<br />161st, for a combined, albeit fragmented, 171 feet. Now that the 66 feet can no longer be
<br />considered, this will leave only 105 feet of road frontage. Is this a reasonable'amount of
<br />frontage to be considered?
<br />At the 10/2/03 Board of Adjustment Meeting, Mr. Pat Trudgeon (Principle Planner),
<br />stated to the Council, "the lot Mr. Bauer would like to place the-new residence is a
<br />current lot of record and its only access is from the 160th Lane NW right of way."(Pg 6,
<br />Par 3) If this is in deed the only access, does this lead us to the conclusion that this lot is
<br />not viable for construction purposes at this current time?
<br />Other questions that were surfaced by the City Council and part of the contingency under
<br />which approval for construction was given are as follows:
