Peterson: <br /> <br />We are in receipt of your preliminary plat for Alpine Woods consisting'of four (4) sheets <br />prepared by Passe Engineering, Inc. dated 2/4/04. We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to replat Lot 1, Block 2 of High Point 2nd <br />Addition along with five metes-and-bounds lots tO the south, for a total of 26 urban single-family <br />lots plus one outlot. There are a total of 6 existing homes on the subject property; 4 will remain <br />after development. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. The <br />proposed plat will require a Comprehensive Plan Amendment to extend the Metropolitan Urban <br />Service Area (NFOSA) to include the property. This review letter evaluates the proposal based on <br />R-[ urban single-family standards. <br /> <br />Lot Sizes: The current minimum lot size for urban single-family lots is 10,800 square feet; all 26 <br />lots to meet this standard as shown on the submittal. The total area of the subject property is <br />approximately 23 acres. <br /> <br />Lot Dimensions: The minimum lot width in the R-1 district is 80 feet on a public roadi All lots <br />meet this standard at the front yard setback. It appears that the existing homes to remain will <br />meet the new setback requirements, with the possible exception of Lot 2, Block 4 and Lot 5, <br />Block 4, depending on driveway placement. The driveways should be placed so that the existing <br />structures meet the required setbacks. There are also several underlying easements that will need <br />to be ibrmally vacated. <br /> <br />Density Transition: City. Code requires Level 3 density transition between the proposed single- <br />family urban lots and the existing single-family rural 10ts to the west, The wetland in the <br />northwestern comer of the property appears to satisfy this requirement for a portion of the plat; <br />additional landscaping will be required for Lots 1, 2, 3, and 4 of Block 1. <br /> <br />Tree Preservation Plan: The City. Council has adopted a Tree Preservation Ordinance that <br />applies to your proposed plat. The submitted Tree Preservation plan indicates the extent of tree <br /> <br />31 <br /> <br /> <br />
