Alpine ~Voods <br />Preliminary Plat Review <br />March 26, 200,1 <br /> <br />30./'4 <br /> 4.' <br /> <br />Uranium Street (the northerly stub street) must be provided with'a temporary cuI de sac <br />having a minimum bulb radius of 65 feet. This may be accomplished with a temporary <br />road easement over Lot 2 Block 2, Lot 1 Block 3, or both; or by obtaining an easement <br />fi'om the property north of the plat. <br />Information on the horizontal and vertical curves for the street must be submitted. <br /> <br />Access to Lots: The proposal includes a public road that gains access to the plat from 153rd Lane <br />NW and CSAH 57 (Sunfish Lake Blvd.). The Sun_fish Lake Blvd. access will be directly across <br />the street from an access to the Alpine Acres town.home development. The proposal also <br />provides fbr a future connection to the remainder of High Point ?d Addition to the north. In <br />order to accommodate snow storage in this area, staff will be recommending that the driveways <br />for Lot 2, Block 2 and Lot 1, Block 3 be located in the middle or on the southern end of the lot. <br /> <br />Staff is also requesting that you explore the possibility of providing a stub street to serve the lots <br />in the southeastern portion of the plat, should they develop in the future. The proposed cul-de-sac <br />does not exceed the 600-ft. length restriction. <br /> <br />Staff has submitted the preliminary plat to Anoka County for review and comment. It is <br />anticipated that the right-of-access along Sunfish Lake BNd. will be dedicated to Anoka County. <br />It should be anticipated that the access serving Lot 4, Block 4, which has an existing residence to <br />remain after platting, will need to be rerouted to the local residential street. <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and wamr which would access <br />the plat fi-om the Alpine Acres development to the east. A 30-inch sanitary sewer has been <br />brought to the west side of Sunfish Lake Blvd at a point approximately 70 feet north of 155t~ <br />Lane. The sanitary sewer utility plan should be revised ~to include this trunk sewer and address <br />how it will be extended westward through the subdivision. Also the utility shows an eight in <br />watermain terminating at 153rd Lane. This main needs to be extended to Alpine Drive and <br />Sunfish Lake Blvd to allow this subdivision to be served from two sources. Trunk funds may be <br />utilized for these improvements. Finally the sizes of the storm sewer should be added to the <br />plans. <br /> <br />Park Dedication: The preliminary plat will be forwarded to the Park and Recreation <br />Commission at their meeting on April 8, 2004. The City has the option for land, cash or a <br />combination thereof. Park dedication requirements must be satisfied prior to the release of the <br />final plat for recording. <br /> <br />Trail Fee: Trail Fees must be also be paid prior to release o£the final plat for recording. <br /> <br />Stormwater Management Fee: A storm water management fee of $375 per lot must be paid for <br />the new lots being created. The rate in effect at the time of final plat approval must be paid pr/or <br />to the City's release of the final plat for recording. '" <br /> <br />Sanitary. Sewer and Water Trunk Fees: The City has established a sanitary sewer and water <br />trunk fee that must be paid prior to release of the final plat for recording: Since the existing <br />houses were aot hooked up to City Sewer and Water, all 26 lots will need to pay the Sewer and <br /> <br />33 <br /> <br /> <br />
