The most recent discussions have been
in regard to the improvements to be located in the park areas (balllields, structUres) and the
timing of the improvements. From the land being dedicated and park improvements that will
be constructed at Ramsey Town Center's cost, it is anticipated that the Developer wilt fulfill
all park and trail dedication fee requirements. It is expected that the City Council will
approve the final park plan by the end of April.

The construction of Sunwood Drive and the associated infrastructure (sanitary sewer, water
service, stormwater, landscaping) will commence at the end of April. The first portion of
Sunwood Drive from Ramsey Blvd. Jo Rhinestone is expected to be completed by July 30,
2004. The remaining portion of Sunwood Drive all the way to Armstrong Blvd. will be
completed by the end of October, 2004.

The Developer also plans on beginning construction of additional roads in the Town Center.
These roads include Peridot Street and Town Center Parkway. Several of these roads are
crucial to the development of the PACT Charter School and the D.R. Horton project.

Staff is anticipating receiving the final draft of the Town Center Development Guidelines
next week and will bring forward the draft to the May Planning Commission meeting for
discussion.
