That Section 9.02 of Ramsey City Code defines lot width as the uniform width measured at <br /> the property line abutting the street at the minimum building setback line of the underlying <br /> zoning district. <br /> <br /> 10. That the Subject Property is 12 feet deficient of the 200 foot lot width requirement <br /> established in City Code. <br /> <br /> 11. That the City has previously granted similar variances. <br /> <br /> 12. That the variance requested is the minimum variance, which would alleviate the hardship. <br /> <br /> 13. That if granted, the variance will not permit a use that is prohibited in the R- 1 Single Family <br /> Rural Developing Residential District. <br /> <br />14. That the ~anting of the variance will not grant the Applicant any special privileges that are <br /> denied by this Chapter to other owners of land in the same district. <br /> <br />15. That if granted, the variance will/will not impair an adequate supply of light and air to <br /> adjacent property. <br /> <br />16. That if granted, the variance will/will not be materially detrimental to the purposes of this <br /> Chapter or other property in the same zone. <br /> <br />17. That if granted, the variance will/will not increase the danger of fire, or endanger the public <br /> safety. <br /> <br />18. That if granted, the variance will/will not unreasonably diminish property values within the <br /> neighborhood. <br /> <br />19. That if granted, the variance will/will not unreasonably increase the congestion in public <br /> streets. <br /> <br />20.
