C. Approval of Preliminary Plat of Second Phase of Northfork P.U.D. <br /> <br />Background: <br /> <br />North Fork, Inc. is requesting preliminary plat approval for the second phase <br />of the P.U.D. This phase consists of 22 lots over approximately 69 acres and <br />includes the dedication of Andrie Street N.W. The average lot size is 2.7 <br />acres; the lots are located within the Shoreland Overlay District and meet the <br />area requirements of this district. <br /> <br />The preliminary plat for the second phase is consistent with the overall <br />development plan for the P.U.D. that North Fork, Inc. presented last year. <br /> <br />The Park and Recreation Commission has met several times with the developers to <br />determine whether to recommend that the City require land or cash to satisfy <br />the park dedication requirements. To date, the Commission has not made a <br />recommendation on this but is scheduled to meet on July 17 to do so. <br /> <br />The Planning Commission reviewed this plat on June 17, 1986 and recommended <br />approval of the plat contingent upon the Park Commission making a <br />recommendation regarding the park dedication requirements. <br /> <br />Enclosed for your information are the following items: <br /> <br />a) Site location <br />b) Proposed preliminary plat of second phase of Northfork P.U.D. <br />c) Letter from City Engineer dated June 17, 1986 - Item #8 has been <br /> resolved and is no longer a concern <br /> <br />Recommendation: <br /> <br />Council Action: <br /> <br />Motion to approve the preliminary plat of the second phase of Northfork <br />P.U.D. contingent upon the Park and Recreation Commission recommending <br />what shall be required of the developers to satisfy the City's park <br />dedication requirements. <br /> <br /> <br />
