3) That Ramsey Center will grant a temporary <br />construction easement, when necessary, to Ramsey <br />for street and utility construction purposes over <br />and across a strip of land 50 feet wide, said strip <br />of land to be located adjacent, on both sides of <br />all land grsmted for permanent easement purposes <br />described in paraEraph #2 above. <br /> 4) That Ramsey will waive its Parks and Open Space <br /> dedication requirements of Chapter 170.O3 of the <br /> Ramsey City Code and any subsequent additions and <br /> amendments thereto, as said requirements apply to <br /> all of that real property described in paragraph I <br /> <br />above. <br />5) That ~ey will waive up to 25% the lot size <br />and setback requirements for con~ercial uses of that <br />part of R~ey Center's real property described as <br /> <br />follows: <br /> That pmrt of Government Lot 3, Section 36, <br /> Township 32, Range 25 lying East of State <br /> Trunk HiEhway No. 47, together with <br /> That ps_vt of Government Lot 6, Section 36, <br /> Township 32, Range 25 lying East of State <br /> Trunk Highway No. 47; <br /> EXCEPT the property heretofore conveyed <br /> to Ramsey. <br /> As an example if the minimum lot size for a commercial <br /> use in the area is one acre, Ramsey will grant a variance <br /> permitting the lot size to be a minimum of 75% of an acre, <br /> or if the minimum setback requirement is 40 feet, Ramsey <br /> will grant a variance permitting the setback to be a <br /> <br />minimum of 30 feet. <br /> <br /> <br />
