CASE #3 <br /> <br />REZONING OF PROPERTY TO R-1U <br />By: James Gromberg, Project Manager <br /> <br />Background: <br /> <br />The City of Ramsey has received requests to develop properties located along St. Francis <br />Boulevard N.W. (State Highway #47) as single family residential. In the case of Amber Ridge, <br />this was a down-zoning from B-2 and R-3U to R-1U. River's Bend 3rd Addition retained some B- <br />i area fronting St. Francis Boulevard. This area has also seen the development of areas to the <br />north and west to also be developed as single family homes. The original planned use was <br />projected as a commercial area which is what has happened south of the intersection of Nowthen <br />Boulevard and St. Francis Boulevard. However, north of this intersection, it would appear that a <br />majority of the property between Nowthen Boulevard and 153rd Avenue N.W. will be developed <br />as single family, not as multi-family or commercial as originally projected. <br /> <br />This, coupled with the current restrictions on MUSA expansions, the EDC may want to review the <br />possibility of rezoning the property south of the current MUSA line (indicated by bold line on the <br />attached map) to R-1U, single family urban residential. By rezoning this area, the City would <br />provide for additional property that could be developed as single family which is currently in <br />limited supply and also limits the possibility of leap frog development as residential property <br />appears to be in greater demand than commercial or multi-family zoned property. <br /> <br />Recommendation: <br /> <br />Based upon discussion, recommend/not recommend to City Council rezoning of property to single <br />family. <br /> <br />Review Checklist: <br /> <br />Project Manager <br />City Administrator <br /> <br />EDC:04/14/93 <br /> <br /> <br />
