CASE #1: <br /> <br />REQUEST FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE <br /> NEARER THE FRONT PROPERTY LINE THAN THE PRINCIPAL <br /> STRUCTURE; CASE OF CHARLES AND JAN HART <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Charles and Jan Hart are requesting a variance to construct a 32' x 32' accessory garage nearer the <br />front property line than the principal structure at 7230 153rd Lane N.W. Their home is located <br />approximately 84 feet from the front property line. They are proposing to construct an accessory <br />garage approximately 60 feet from the front property line. City Code states that accessory <br />structures shall not be constructed nearer the front property line that the principal structure. <br /> <br />Observations: <br /> <br />By locating the home where they did, the developers of the lot, in essence, created an 84 foot front <br />yard setback. Additionally, the Hart's are restricted from building their accessory structure in the <br />rear yard because of sharp inclines in topography and dense, mature tree growth. <br /> <br />The size of the accessory garage is proposed at 1,024 square feet; the size of the existing garage is <br />624 square feet; this is a total of 1,648 square feet of accessory building space; the maximum for a <br />1.5 acre parcel is 1,664 square feet. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Proposed findings of fact <br />d) Proposed variance <br /> <br />Staff Recommendation: <br /> <br />City Staff recommends approval of the request for a variance. <br /> <br />Board Action: <br /> <br />Motion to: <br />Adopt Resolution g93-05- adopting Findings of Fact # relating to Charles and Jan <br />Hart's request for a variance to consu-uct an accessory su'ucture nearer the front property <br />line than the principal structure. <br /> <br />Motion to: <br />Adopt Resolution g93-05- approving Charles and Jan Harris request and declaring <br />terms of the variance to consmact an accessory structure nearer the front property line than <br />the principal structure on the property generally known as 7230 153rd Lane N.W. <br /> <br />Review Checklist: <br />Bd of Adj: <br /> <br />C--'ity Administrator <br />Building Official. <br />5/27/93 <br /> <br /> <br />
