CASE # '2. <br /> <br />REQUEST FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE <br /> NEARER THE FRONT PROPERTY LINE THAN THE PRINCIPAL <br /> STRUCTURE; CASE OF STEVEN PFEIFFER <br /> By: Zoning Administrator Sylvia Frolik <br />Background: <br /> <br />Steven Pfeiffer resides at 17758 Tonto Street N.W. The home is situated on a very uniquely <br />shaped lot. The lot wraps around a comer so that the front property line is an inverted comer <br />which results in two front property lines. Steven Pfeiffer is proposing to construct an accessory <br />structure that will have to be located nearer the front property line than the principal structure <br />because of the angle of the lot configuration at that point and the sharp decline in topograph in the <br />side and rear yard. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Proposed findings of fact <br />d) Proposed variance <br /> <br />Observations: <br /> <br />Because of the unusual lot configuration, Staff has been attempting to verify Mr. Pfeiffer's <br />measurements. The distances quoted in this case are estimates and Staff will have more <br />information available at the meeting. <br /> <br />The total area of the existing garage and the proposed accessory garage (1,946 square feet) are well <br />within City Code limits for a 3.3 acre parcel (2,464 square feet). The proposed construction is <br />pole type with steel panel walls color matched to the home, which is permissible on a 3 acre lot. <br /> <br />The City has granted similar variances in the past. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance. <br /> <br />Board Action: <br /> <br />Motion to: <br />Adopt Resolution ~93-06- adopting Findings of Fact # relating to Steven Pfeiffer's <br />request for a variance to construct an accessory structure nearer the front property line than <br />the principal structure at 17758 Tonto Street N.W. <br /> <br />Motion to: , <br />Adopt Resolution #93-06- approving the issuance of a variance to Steven Pfefffer at <br />17758 Tonto Street N.W. and declaring terms of same. <br /> <br />Review Checklist: <br /> <br />Zoning Administrator <br />Building Official <br /> <br />Bd of Adj: <br /> <br />6/24/93 <br /> <br /> <br />
