CASE # 2... <br /> <br />REQUEST FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE <br /> THAT WILL BE NEARER THE FRONT PROPERTY LINE THAN THE <br /> PRINCIPAL STRUCTURE AND THAT WILL ENCROACH ON THE <br /> THOROUGHFARE SETBACK; CASE OF JAMES MC CHESNEY <br /> By: Zoning Administrator Sylvia Frolik <br />Background: <br /> <br />James McChesney resides at 15429 Sunfish Lake Blvd. N.W. (C.S.A.H. #57) and he is <br />proposing to construct a 750 square foot accessory structure that will be closer to the front property <br />line than the home and will encroach on the thoroughfare setback from Sunfish Lake Blvd. N.W. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Proposed findings of fact <br />d) Proposed variance <br /> <br />Observations: <br /> <br />The topography in the rear yard declines rapidly and to construct the accessory structure in a <br />location that meets the thoroughfare setback would require a substantial amount of fill and removal <br />of very mature trees. <br /> <br />The subject property is 2.5 acres in size and the total amount of garage and accessory building <br />space allowed on the parcel is 2,064 square feet. The total area of the existing and proposed <br />garage and accessory buildings is 1,958 square feet. The proposed building would be a metal <br />accessory structure, which is in accordance with City Code regulations. <br /> <br />It should be noted that there is substantial u'ee growth between the proposed building and Sunfish <br />Lake Blvd. N.W. to provide screening. .~ <br /> <br />The City has granted similar variances in the past. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance. <br /> <br />Board Action: <br /> <br />Motion to: <br />Adopt Resolution g93-09- adopting Findings of Fact # relating to a request for a <br />variance from James McChesney at 15429 Sunfish Lake Blvd. N.W. <br /> <br /> Adopt Resolution g93-09-, approving the issuance of a variance to James McChesney at <br /> 15429 Sunfish Lake Blvd. N.W. and declaring terms of same. <br /> <br />Review Checklist: Zoning Administrator ' <br /> Building Official <br /> <br />Bd of Adj: 9/7/93 <br /> <br /> <br />
