Research/Interviews/" Lifestyle Survey" Plan and prepare materials related to a mailed survey to prospective occupants and/or subject area residents; Identify primary and secondary market areas; Implement a LIFESTYLE SURVEY (approximately 3,000) to selected households of persons over age 65, who reside in subject market area; Interview appropriate city officials and other governmental authorities; Prepare a demographic analysis, including information related to the general population, the senior population, population growth rates, and income data; Review age and valuations of existing housing property, and potentially competitive multi-family and/or senior housing projects; Conduct 2-3 focus group meetings with prospective residents. Report Findings would include: Subject market area demographics; i.e., population and age, population projections of households over 65; Description of housing units; i.e., owner occupancy, age of housing stock, housing market valuations, rental rates; Senior housing demand and market penetration requirements; Competitive assisted/independent senior housing facilities, program amenities and costs; Facility features and program amenities and services; Desired food service program; Desired unit features; i.e., unit size, bedroom mix, unit features, rental rates, etc.; Desired personal services; i.e., bathing, cleaning, laundry, etc.; Financial resources available by respondents/i,e., current and retirement income, estimated home value, net worth; Respondents' physical disabilities; i.e., visual, hearing, ambulatory, respiratory, etc.;
