We would be very interested in assist- <br />ing the City of Ramsey with market research for this development. As I mentioned <br />to you on the phone, we are nearing completion a senior housing needs analysis for <br />the City of Ham Lake which has shovm a need for a small age-restricted building <br />with few services and modest rents. In addition to this report, we have completed a <br />number of other senior housing studies in the north suburban area. These include <br />studies for municipal governments, non-profit health care organizations and private <br />developers for projects in Brooklyn Park, Coon Rapids, Fridley, Little Canada, Maple <br />Grove, Mounds View, New Brighton, Osseo and Roseville. These studies have been <br />for a variety of types of senior housing including "adult"/few services projects, moder- <br />ate income developments, market rate congregate and assisted living housing. We <br />have completed many more consulting assignment for other types of housing in this <br />area as well. <br /> <br />Enclosed is a proposal which outlines our work program for this study. The focus of <br />the research is on measuring the level of demand for senior housing and on the type <br />of housing most appropriate for seniors in Ramsey based on demographic character- <br />istics of sen/ors and on existing and planned housing options for seniors in the study <br />area. <br /> <br />Our approach is to conduct a significmnt amount of primary research including inter- <br />views with persons in the community who have 'knowledge of seniors' housing and <br />service needs, including several active sen/ors themselves. This type of research allows <br />us to verify data collected in our demographic analysis and, we believe, provides our <br />clients with the most comprehensive and accurate assessment of seniors' housing needs <br />over the next five to ten years.
