We offer the following comments: <br /> <br />General: The property is zoned R-1 Urban Residential and is proposed ro <br />be subdivided into four (4) lots, one of which will conta/n the existing home <br />in the subject area. <br /> <br />Lot Sizes: All of the lots in the proposed plat meet the 10,800 square foot <br />minimum lot area requirement for the R-1 Urban Residential District. <br /> <br />Lot Dimensions: The minimum frontage in the urban disrr/ct is 80 feet or <br />90 feet on comer lots. Ail lots in the plat meet the minimum lot dimensions. <br /> <br />Streets. The lots in the plat will be served by 149th Lane N.W., wi-rich is __ <br />currently a dirt street but is anticipated to be brought up to City sr. anct~rds <br />with the installation of sewer and water. <br /> <br />o <br /> <br />o <br /> <br />Utilities: This plat will be serviced by municipal sewer and watermaln. <br />As a condition of the development ag'reement, building perrrfits will not be <br />issued until Cib, sewer and water is available. <br /> <br />Drainage: Drainage from the three additional lots created wilt not have a <br />substantial impact on the existing drainage in the viciniB, which flows <br />westward on 149th Lane and southward along Fluorine Street <br /> <br />Park Dedication: The plat has been reviewed by the Par-ks and Utilities <br />Coordinator and it has been suggested that park dedication be satisfied by a <br />cash payment in the amount of $1,500 (3 new lots created x $500). This <br />recommendation will be placed before the Park and Recreation Commission <br />on January 14, 1993 for conformation. <br /> <br /> <br />
