Ramsey, Mn 55303 Re: Sketch Plan Reviev,; Bona Addition Dear Mr. Bona: We are in receipt of your sketch for the proposed plat of Bona Addition consisting of one sheet drawn by Hakanson Anderson Associates, Inc., dated December 7, 1992. We offer the following comments: General: The property is zoned R-1 Urban Residential and is proposed ro be subdivided into four (4) lots, one of which will conta/n the existing home in the subject area. Lot Sizes: All of the lots in the proposed plat meet the 10,800 square foot minimum lot area requirement for the R-1 Urban Residential District. Lot Dimensions: The minimum frontage in the urban disrr/ct is 80 feet or 90 feet on comer lots. Ail lots in the plat meet the minimum lot dimensions. Streets. The lots in the plat will be served by 149th Lane N.W., wi-rich is __ currently a dirt street but is anticipated to be brought up to City sr. anct~rds with the installation of sewer and water. o o Utilities: This plat will be serviced by municipal sewer and watermaln. As a condition of the development ag'reement, building perrrfits will not be issued until Cib, sewer and water is available. Drainage: Drainage from the three additional lots created wilt not have a substantial impact on the existing drainage in the viciniB, which flows westward on 149th Lane and southward along Fluorine Street Park Dedication: The plat has been reviewed by the Par-ks and Utilities Coordinator and it has been suggested that park dedication be satisfied by a cash payment in the amount of $1,500 (3 new lots created x $500). This recommendation will be placed before the Park and Recreation Commission on January 14, 1993 for conformation.
