DETERMINE PARK DEDICATION FOR AMBER RIDGE <br /> By: Mark Boos, Parks/Utilities Coordinator <br /> <br />CASE # <br /> <br />Background: <br /> <br />Gary Gorham and Tony Emerich are proposing development of 128 urban single family <br />homes on the property west of River's Bend and north of 149th Avenue N.W. (both <br />parcels east of State Highway #47). <br /> <br />The 60-acre River's Bend Park will fulfill the majority of the new subdivision's ' <br />recreational needs. Woodland Green, Bear Park and the undeveloped passive use area <br />along the river, east of Stanhope River Hills, will also be within relative usable distance. <br />All destinations, however, would benefit by an off-roadway manner in which to get there. <br />This same "trail" may also solve the alternative transportation needs parallel to State <br />Highway #47 in Amber Ridge's respective area. It will be up to the Park and Recreation <br />Commission to recommend whether the sidewalk, path or trail should utilize the area <br />adjacent to Highway #47, the back yard area between Amber Ridge and River's Bend, (as <br />shown in the Comprehensive Parks Plan), a front yard manner as in a traditional sidewalk, <br />or, more likely a combination thereof. <br /> <br />River's Bend 3rd Addition is also expected to be developed as soon as this spring. This <br />subdivision is also east of Highway #47 extending north of 142nd Avenue N.W. (Amoco <br />Gas Station) to beyond County Road #5's juncture. The park dedication has been <br />previously satisfied. A sidewalk will connect 142nd Lane N.W. to the area of County <br />Road #5 and Highway #47 on the east side. The significance of this is that with the <br />exception of the pond and the existing home between River's Bend 3rd and Amber Ridge, <br />the majority of trail corridor between the Rum River Boy Scout Camp and the City of <br />Anoka, east of Highway #47 is in place for development.
