ADDENDUM <br /> <br />DETERMINE PARK DEDICATION FOR AMBER RIDGE <br />By: Mark Boos, Parks/Utilities Coordinators <br /> <br />Case #2 <br /> <br />Observation's: <br /> <br />The gross area of Amber Ridge, less State Highway 047 and 149th Lane N.W., is 56.31 <br />acres, requiring a minimum of 5.63 acres of land or equivalent in land and cash value. <br /> <br />Neighborhood park needs will be adequately met by existing park areas in the district if an <br />adequate off-roadway avenue is available to reach the destinations. <br /> <br />Development of vacant land north of Amber Ridge and lot splits resulting from eventual <br />extension of municipal services will exacerbate any pedestrian traffic hazards in the area, <br />increasing the need for north/south alternative transportation. <br /> <br />The behemoth cottonwood trees and the wetlands are the only significant natural features in <br />the proposed subdivision. (For many years each spring, these cottonwoods have been a <br />nesting location for a pair of red tailed hawks.) <br /> <br />State Highway #47 is a high impact road. A trail corridor adjacent to the roadway will <br />remove bicyclist's from it and provide a buffer to the residentiaI housing. However, <br />adequate protection, visual, physical and aesthetic, should separate trail users from the <br />State Highway. A landscaped berm, substantial in height, would accommodate this and be <br />a benefit to the nearest homes. <br /> <br />Recommendations: <br /> <br />All larger stature trees should be accommodated and protected in the development of Amber <br />Ridge. All moveable trees of value that are in the path of destruction should be relocated <br />for trail screening and delineation. <br /> <br />Preserve a trail corridor adjacent to State Highway 047 from north to south in Amber <br />Ridge. <br /> <br />Develop as a Stage I improvement, an 8' hard-surface sidewalk within the north side of the <br />149th Lane N.W. right-of-way from State Highway 047 to Waco Street N.W. <br /> <br />Develop as a Stage"t4 improvement an 8' hard-surface trail from the southwest comer of <br />Amber Ridge to 148th Avenue N.W., then easterly to the plat boundary, then north to <br />149th Lane N.W., then east to either Waco Street N.W. or the center of the preceeding <br />block, then north and east to Juniper Woods. Park dedication credit will be given for all <br />areas dedicated for trail purposes outside of and,exc.l, usive of, street right-of-way. <br />A berm, minimum of 7' in height above the trail surface, should extend from the southern <br />plat boundary to 149th Lane N.W. and separate State Highway g47 from the trail. The <br />berm should be entirely planted and staked with seedling trees and shrubs. If possible a <br />berm should also extend from 149th Lane N.W. north to the plat boundary. This <br />transition, whether bermed or not, should also be forested. The developer will also be <br />required to submit a landscape plan for the area adjoining the sidewalks and trail. <br /> <br /> <br />
