" <br /> <br />Dear Sylvia.: .-.- ---" <br /> <br />We have reviewed the preliminary plat for Sunfish Square, to be located east of CR. 57 <br />(Sunfish Lake Blvd.) and north of CR t16 (Industry Ave.) within the City of <br />and I offer the ~ollow/ng commenU~: <br /> <br />Right-of-way depicted on the plat adjacent to CR 57 and CR 116/s acceptable as <br />shown (60 feet fi.om cemerline). It appears t~at intersection sight distance <br />requirements will be met at the V,n_~dium St./CK:'i16 and 142nd Ave./CR 57 <br />intersections. The ci~, and the developer should ensure that all applicable sight <br />dj_trance requirements at both locations. <br /> <br />The plat should be re-worked so as to pro?ide access for Lot 33 of Block 42 (fac <br />mu/ri-family parcel) fi'om the local streets, ~ven the pro>Stub3' of the CR 116/CR <br />57 intersection- Since ail parcels except the commercial site vAll have access onto <br />the city streets, fight-of-access along CR !16 (with exceptions at Vanadium St. <br />and the commercial site) and along CR 57 (vAth exceptions at 142nd Ave. mud <br />the commercial site) should be dedicated 'to Anokz County. <br /> <br />The commercial site Ls located poorly from a county highway operations3 <br />standpoLut, as it will generate increased unmlng movements and driver disU'action <br />near a major intersection. An access onto CP. 116 from this parcel would also be <br />located w/thin art ex/sting fight turn lane for westbound CR :[3.6 traffic. It should <br />be noted that when the CR lld/CR 57/mersecdon is rebuilt in the future, it's <br />design w'itl incorporate raised medians which are 1Lkely to extend 800-:1.000 feet <br />fi.om the/ntersecrion. Access wSthin the areas of the raised mefilan will then <br />become right in/right out <br /> <br />Calculations must be pro~,Sded to this department which show that any dr~nage <br />[TOm this development to the county highway ditch along CP. 116 or CR 57 will <br />not exceed the ex/sting flow under similar conditions.
