CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF RAMSEY COMMONS 2ND <br />ADDITION; CASE OF NORTH SUBURBAN DEVELOPMENT, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Jack Menkveld of North Suburban Development, Inc. has submitted a sketch plan for a <br />subdivision to be named Ramsey Commons 2nd Addition. The subdivision consists of a replat of <br />the 4 lots in Ramsey Commons into 7 single family urban residential lots. <br /> <br />The follow/ng items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed plat <br />Proposed plat as it relates to development to the east <br />City Staff review letter dated December 28, 1992 <br /> <br />Observations: <br /> <br />The subject property is properly zoned for development with single family urban residential lots. <br /> <br />The sketch plan does not reflect lot dimensions, but it does appear that all of the lots are in excess <br />of the 10,800 square foot area rn/nimum and meet the 80 foot width at the building setback line. <br /> <br />The lots are proposed to have street access via a cul-de-sac extension of 148th Lane N.W. from <br />Sunny Ponds to the east. The proposed cul-de-sac does not exceed the 600 foot maximum length <br />established in City Code. <br /> <br />The City Engineer has recommended that the watermain be looped through the plat between Lots 3 <br />and 4 and south to Sunfish Lake drive. For park dedication purposes, it has also been suggested <br />that a trail be developed between Lots 3 and 4 to provide public pedestrian access to Nowthen <br />Blvd. N.W. <br /> <br />A portion of the plat is impacted by a wetland which will have to be replaced. It is suggested that <br />two ponding areas be developed on either side of the trail to accomplish wetland mitigation and <br />provide a buffer between the public trail and the private uses on Lots 3 and 4. <br /> <br />Recommendation: <br /> <br />City Staff recommends that the developer proceed to the preliminary plat stage. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Direct the developer to proceed to apply for preliminary plat approval of Ramsey Commons <br />2nd Addition based on City Staff Review letter dated December 28, 1992. <br /> <br />Review Checklist: <br /> <br />P&Z: 1/5/93 <br /> <br />City Administrator <br />City Engineer <br />Parks/Utilities Coordinator <br />Zoning Administrator <br /> <br />7 <br /> <br /> <br />
