CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF AMSCO <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />A1 Harp of AMSCO has submitted a site plan for an expansion to their existing facility at 14021 <br />Azurite Street N,W. AMSCO manufactures coating materials primarily for recreational uses such <br />as tennis courts and running tracks. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Certificate of survey <br />Site Plan (3 sheets) <br />City Staff review letter dated December 28, 1992 <br /> <br />Observations: <br /> <br />The proposed expansion consists of a 1,200 square foot office area and a 1,600 square foot cold <br />storage area. The expansion is in compliance with City Code standards with respect to lot <br />coverage and setbacks. <br /> <br />The 5 parking spaces currently existing on the site meet the minimum code requirements for one <br />space per employee on the maximum working shift. The applicant should be required to extend the <br />existing off-street parking area 20 feet to the north to provide additional parking for customers and <br />better access to the northern overhead bay. <br /> <br />City Code requires that driveways, off-street parking areas and loading areas be paved and curbed. <br />These existing areas of the parcel are currently not paved. The applicant should be required to pave <br />and curb the driveway, off-street parking area and all loading areas. Pending improvements to <br />Azurite Street N.W., the paving and curbing of the driveway should only be required up to a point <br />that would be representative of the street right-of-way. <br /> <br />With regarding to Azurite Street N.W., it is currently a non-public, unimproved roadway which <br />has been maintained by the City for approximately 10 years. The City will not accept the street for <br />public purpose until it is brought up to standards. The agreement entered into with the applicant <br />for the expansion is proposed to obligate the permittee to participate in any petition for <br />improvements to the area. "- <br /> <br />The applicant is proposing that the exterior walls of the expansion will be of 100% metal materials. <br />Code requires 50% other than metal on any wall adjacent to existing or furore streets or structures. <br />The existing structure on the parcel is constructed of concrete block. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon revising the site plan to include the <br />paving and curbing the off-street parking area, loading areas and driveway; and amending the <br />building plans, preferably to a concrete block construction, to meet the minimum code <br />requirements with respect to architectural standards. <br /> <br /> Commission Action: <br /> <br />Motion to: <br />Recommend that City Council grant site plan approval to AMSCO contingent upon <br />compliance with City Staff's review letter dated December 28, 1992. <br /> <br />Review Checklist: <br />P&Z: 1/5/93 <br /> <br />City Administrator <br />City Engineer <br /> <br />13 <br /> <br /> <br />
