City of Ramsey <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 · {612) 427-1410 <br /> <br />December 28, 1992 <br /> <br />Mr. John Bona <br />5540 149th Lane N.W. <br />Ramsey, Mn 55303 <br /> <br />Re: Sketch Plan Review; Bona Addition <br /> <br />Dear Mr. Bona: <br /> <br />We are in receipt of your sketch for the proposed plat of Bona Addition consisting <br />of one sheet drawn by Hakanson Anderson Associates, Inc., dated December 7, <br />1992. We offer the following comments: <br /> <br />General: The property is zoned R-1 Urban Residential and is proposed to <br />be subdivided into four (4) lots, one of which will contain the existing home <br />in the subject area. <br /> <br />Lot Sizes: All of the lots in the proposed plat meet the 10,800 square foot <br />minimum lot area requirement for the R-1 Urban Residential District. <br /> <br />Lot Dimensions: The minimum frontage in the urban district is 80 feet or <br />90 feet on comer lots. All lots in the plat meet the minimum lot dimensions. <br /> <br />Streets. The lots in the plat will be served by 149th Lane N.W., which is <br />currently a dirt street but is anticipated to be brought up to City standards <br />with the installation of sewer and water. <br /> <br />Utilities: This plat will be serviced by municipal sewer and watermain. <br />As a condition of the development agreement, building permits will not be <br />issued until City sewer and water is available. <br /> <br />Drainage: Drainage from the three additional lots created wilI not have a <br />substantial impact on the existing drainage in the vicinity which flows <br />westward on 149th Lane and southward along Fluorine Street. <br /> <br />Park Dedication: The plat has been 'reviewed by the Parks and Utilities <br />Coordinator and it has been suggested that park dedication be satisfied by a <br />cash payment in the amount of $1,500 (3 new lots created x $500). This <br />recommendation will be placed before the Park and Recreation Commission <br />on January 14, 1993 for conformation. <br /> <br /> <br />
