CASE #11: <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF AMBER RIDGE; <br />CASE OF CREEKVIEW CROSSING PARTNERSHIP <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Gary Gotham and Tony Emmerich of Creekview Crossing Partnership are requesting sketch plan <br />approval of Amber Ridge. The proposed plat consists of approximately 56 acres located on the <br />east side of T.H. #47, adjacent to River's Bend. The property is proposed to be developed with <br />approximately 126 single family urban residential lots. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed sketch plan <br />City Staff review letter dated February 11, 1993 <br /> <br />Observations: <br /> <br />The subject property is currently zoned R-1 Urban Residential, R-3 Urban Residential and B-2 <br />Business. The applicants have also submitted an application to rezone the entire property to R-1 <br />Urban Residential. · <br /> <br />All of the lots in the plat would have access from interior streets; there will be no lots with direct <br />access onto T.H. #47. The north/south street south of 147th is proposed to terminate in a way that <br />results in a 1,400 foot long dead-end street. Granting a variance to the 600 foot maximum dead- <br />end street length would be acceptable if the future extension of that north/south street into the <br />adjacent parcel to the south was planned so that there would be a 50 foot tangent segment of <br />roadway perpendicular to T.H. #47. The City Engineer has also recommended that an outlet from <br />the proposed subdivision onto T.H. #47 be provided in an alignment that would match up with the <br />future intersection of Sunfish Lake Blvd. and T.H. #47. <br /> <br />Park dedication will consist of constructing pedestrian walkways running north and south through <br />the plat to connect with existing park areas in the district. Any remaining park dedication due <br />would be satisfied with a cash payment. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval. <br /> <br />Commission Action: <br /> <br />CC: <br /> <br />Motion to: <br />Approve/deny the sketch plan contingent upon compliance with City Staff review letter <br />dated February 11, 1993 and direct the developer to proceed to apply for preliminary plat <br />approval, x ,, <br /> <br />City Engineer ,, <br />Public Works Superintendent <br />Parks/Utilities Coordinator <br />Zoning Administrator <br /> <br />P&Z: 2/16/93 <br /> <br /> <br />
