In the future, it is anticipated that Sunfish Lake Blvd. will intersect T.H. #47 at the point <br />along the northern boundary of the Katnis property. We feel it may be advantageous to <br />accommodate westbound traffic from the subdivision by placing a street outlet from this <br />subdivision at this same location. If this were done, it may be necessary to modify the <br />location of the northern portion of the north/south street to discourage 149th Avenue traffic <br />from passing through the residential area of this plat to gain access to Sunfish Lake Blvd. <br /> <br />Input on both of the above comments should be received from Mn/DOT prior to authorizing <br />the preliminary plat. <br /> <br />The City's transportation plans call for a 120 foot right-of-way for major arterials. On <br />portions of the plat where trail does not run adjacent to T.H. #47, the preliminary plat <br />should reflect a 60 foot fight-of-way from the centerline of Hwy. #47. The preliminary <br />plat should also reflect that the building pads on the lots adjacent to Hwy.//47 can meet the <br />thoroughfare setback requirement of 50 feet from the highway fight-of-way or 110 feet <br />from the highway centerline, whichever is greater. <br /> <br />0 <br /> <br />Park Dedication. The proposed plat is being reviewed by the Park and Recreation <br />Commission on February 11. It is very likely that the park dedication will consist of <br />developing a pedestrian walkway running north and south through the plat to connect with <br />existing park areas in the district. Any balance of park dedication due would be satisfied by <br />a cash payment. <br /> <br />o <br /> <br />Drainage and Wetlan.ds: At this point, no grading and drainage plans have been received. <br />Possible outlets for drainage include a storm sewer in 149th Avenue and a wetland with an <br />outlet to the Rum River south of 147th Lane in River's Bend. The developer will be <br />expected to submit a drainage plan along with hydraulic calculations at the time of <br />Preliminary Plat. A 100 year flood elevation on existing or created wetland should be <br />established to identify acceptable house pad elevations. The extent of all wetland should be <br />delineated and identified on the grading plan so compliance with the wetland conservation <br />act can be determined. <br /> <br />The Planning and Zoning Commission will be meeting at 7:30 p.m. on Tuesday, February 16, <br />1993 to consider the request for sketch plan review of Amber Ridge.
