Staff feels the extension of this north/south street will better <br />facilitate northbound and westbound traffic from the developments to the <br />south by providing more direct access to the future MSA east/west collector <br />street. This should discourage traffic from traveling through the Hunter's <br />Hill subdivision to the west. <br /> <br />Grading and Drainage: The grading and drainage plan presented is <br />compatible with that proposed for the Cedar Hills development to the south. <br />The eastern two-thirds of the remaining unplatted area is proposed to be <br />drained east of the cul-de-sac into DNR protected wetland #114P. It should <br />be anticipated that some sedimentation ponding will be required prior to <br />discharge. Sufficient area should be reserved over ordinary high water to <br />accommodate this requirement. <br /> <br />Sewer and Water Utility Easement: The interceptor sewer serving <br />the area subdivisions as well as the major watermain run eastward beyond <br />the proposed cul-de-sac revision. Adequate easements to accommodate <br />maintenance and repair need to be retained on the final plat. <br /> <br />The Planning and Zoning Commission will be meeting on Tuesday, April 6, 1993 <br />at 7:30 p.m. t o consider your request for a revision to the preliminary plat for <br />Chestnut Hill. It is important that you, or your representative, be present to answer <br />any questions that may arise.
